Aashiyana Estates started in Mumbai with two people and a filing cabinet. Seventeen years later we work across seven cities and still carry only 35 homes at a time — because every one of them has been walked through by somebody whose name is on this page.
A portal is not an agent
Listing sites are paid to show you everything. They never see the flat, never read the society's paperwork, and cannot tell you the lift has been broken since March. We are paid when you buy something you are happy with, which is a different job.
Carpet area, always
Builders quote super built-up because it makes the rate look smaller. We publish carpet and built-up side by side, and work the per-square-foot rate on carpet. It is the less flattering number and the one you should compare on.
The paperwork first
Every listing carries its RERA number. On older properties — the Civil Lines and Swaroop Nagar houses especially — the title is usually the hard part, so we check it before the listing goes up rather than after you have fallen in love with it.
